Should You Repair or Replace Your Atlanta Roof?

The honest answer depends on how widespread the problem is, not on how bad one spot looks from the driveway.

Whether to repair or replace an Atlanta roof comes down to how widespread the wear is, not how bad one spot looks. A leak at a boot, valley or chimney on an otherwise sound roof is a repair, typically $320 to $1,009 by published figures, while curling, granule loss and leaks across several slopes point to replacement.

Local or everywhere

Start With Where the Problem Is

A roof fails in one of two ways. Either one component gives out, such as a pipe boot, a valley or a run of flashing, while the rest of the roof is fine, or the shingles themselves wear out across every slope at once.

The first is a repair no matter how dramatic the ceiling stain looks. The second is a replacement no matter how small the current leak is. Everything else is detail.

Repair

Signs a Repair Will Hold

The leak traces to a single penetration or joint. The shingles lie flat and still hold most of their granules. The deck is solid underfoot everywhere except, at most, a small area around the leak. Storm damage is limited to a slope or two.

In those cases a targeted repair restores the roof to where it was before the problem, and published Atlanta figures put most repairs between $320 and $1,009.

Replace

Signs It Is Time to Replace

Curling or cupping shingles on several slopes, bald patches where granules are gone, and grit piling in every downspout mean the shingles themselves are finished. So do leaks appearing in different places each season and soft decking in more than one area.

Widespread storm damage across most slopes lands here too. Patching dozens of bruised or creased shingles leaves a roof that ages unevenly and keeps generating repair calls.

Roof age

Age Matters Less Than Condition

Georgia has some of the newest owner-occupied housing in the country, and the 2000s building boom left metro Atlanta with a large block of roofs now around twenty years old. That age alone does not decide anything.

Two roofs of the same age can be years apart in condition. A shaded slope under pines with a poorly vented attic ages faster than an open, well-ventilated one. That is why we inspect slope by slope instead of quoting from the build year.

The Cost Comparison, Honestly

Repair costs climb with scope. Published Atlanta figures put minor repairs at $300 to $800, flashing, chimney and valley work at $800 to $3,000, and major sections at $3,000 to $7,000 or more. A typical replacement runs $5,211 to $10,355.

When a repair quote reaches the upper tiers on a roof that is already worn, the money is usually better spent on replacement. When it sits in the lower tiers on a sound roof, repair wins easily.

Questions to Ask Before You Decide

Where exactly is the problem, and can you show me photos of it? Is the rest of the roof sound, and how do you know? What would the repair cost, and what would replacement cost? If I repair now, how many years until replacement is likely anyway?

A roofer who answers those with photos from your own roof, not a brochure, is giving you what you need to decide. If every answer points to replacement and nobody can show you why, get a second look.

One slope

Partial Replacement as the Middle Option

Sometimes one slope has failed and the others have years left: a south-facing slope that bakes every afternoon, or a section a tree hit. Replacing that slope alone can make sense when the new shingles tie in at a ridge or valley and the color difference is acceptable.

It stops making sense when the other slopes are close behind, because a second tear-off in a few years costs more than doing everything once. Our roof replacement page covers partial jobs.
