Roof Inspection in Atlanta With Photos and a Written Report

A roof inspection in Atlanta should cover every slope from the roof itself, the attic underneath, and the flashing, vents and gutters in between, with photos of each finding. We inspect after storms, before a sale and for insurers, and the written report gives an honest read on remaining life and what, if anything, needs fixing now.

The job
What a Real Roof Inspection Covers
A driveway glance misses the damage that matters: hail bruises, creased tabs, cracked boots and soft decking. A real inspection happens on the roof and in the attic, slope by slope, with a camera.
The report is written for whoever needs it, you, a buyer or an underwriter: what we found, where, how serious it is, and an honest remaining-life estimate. Most inspections end with a few small repairs or none at all.

Local conditions
Twenty-Year-Old Roofs and Recent Hail Across the Metro
The 2000s building boom left metro Atlanta with a large block of homes whose original roofs are now about twenty years old, and those are the roofs buyers' inspectors and insurers flag first. Hail adds the other reason to look: the June 2025 storm reached Kennesaw, Decatur and Dunwoody among other suburbs, and roofs in that footprint deserve a documented check even if nothing leaks yet.
What the work covers
Post-Storm Inspection
After hail or high wind, the question is whether the roof took damage worth a claim, and the answer is on the roof, not in the yard. We check every slope for bruised shingles, creased tabs and dented soft metals, mark test areas and photograph them, and look in the attic for new light or moisture. If there is damage, the photos and notes feed straight into a storm damage scope. If there is not, you get that in writing too, which is worth having.

Pre-Sale Roof Inspection
The roof is one of the first things a buyer's inspector writes up, and a surprise finding late in a sale costs leverage. A pre-sale inspection tells you what they will see: remaining life, visible repairs needed, and anything a buyer might ask to be fixed or credited. Sellers can repair small items before listing, and buyers can use the report to plan. We write it plainly, with photos, and without pushing a replacement the roof does not need. The report stays yours to share.

Insurance Inspection Documentation
Some carriers ask for a roof condition report at renewal, especially on older roofs, and a vague answer can bring a nonrenewal notice. We inspect, photograph each slope, note the roofing material and its condition, and document repairs already made. If the roof needs work to satisfy the carrier, we list exactly what and quote it separately. The report is written for an underwriter to read, with photos labeled by slope and the date of the inspection on every page.
