Metal Roof Repair in Atlanta for Leaks, Rust and Loose Fasteners
Metal panels usually outlast everything holding them down. Most metal roof leaks are fasteners, laps and flashing, not the panels themselves.

Metal roof repair in Atlanta is usually fastener work: replacing screws whose rubber washers have dried and cracked, resealing laps between panels, and treating or replacing rusted sections. Published local figures put most roof repairs at $320 to $1,009, and a sound metal roof often needs nothing more than a fastener refresh to stop leaking.

The job
Why Metal Roofs Leak Before the Metal Wears Out
Exposed-fastener metal roofs are held down by screws with rubber washers, and those washers age in the sun. As the panels expand and contract, loose screws wallow out their holes and water follows them in.
Standing seam roofs have fewer weak points, but they still leak at flashing, end laps and penetrations. Either way, the repair starts with finding which of those failed, not with a bucket of sealant over the whole roof.

What the work covers
Fastener and Washer Replacement
A fastener refresh means going screw by screw: backing out the old fastener, checking the hole, and driving a new gasketed screw, one size larger where the hole has wallowed out. Washers are set snug, not crushed, because a crushed washer splits as fast as an old one. On a shop or barn roof with hundreds of screws, this is often the whole repair, and it turns a roof that leaks in every storm back into a dry one for years.

Metal Roof Seam and Lap Sealing
Where panels overlap, at the side laps and especially the end laps on long roofs, sealant tape dries out and water is drawn in by capillary action. We clean the lap, replace failed sealant or butyl tape, and refasten the lap at the correct spacing. On standing seam roofs, we reseal end laps and reseam sections that have opened. Ridge caps, rake trim and wall flashing get the same check, since those are metal-to-metal joints too and fail the same way over time.

Rusted Panel Replacement
Surface rust can be treated, primed and coated. Rust that has eaten through a panel cannot. We replace rusted-through panels with matching profile and gauge, lapping them correctly into the panels around them. Rust often starts where a cut edge was left bare or where dissimilar metals touch, so we check for the cause. When rust is widespread but the metal is still solid, a restoration coating can be the better value. Replacement panels are fastened with new gasketed screws throughout.
Your options
Repair, Coat or Replace a Metal Roof
Most metal roofs need one of three things, and the condition of the panels decides which.
| Repair | Restoration coating | Replacement | |
|---|---|---|---|
| When it fits | Sound panels, failed fasteners or laps | Widespread surface rust, solid metal | Rust-through across much of the roof |
| What it involves | Fasteners, sealant, a few panels | Fasteners, seams, full coating | New panels and trim |
| Disruption | Least | Moderate | Most |
Local conditions
Wind and Metal Roofs Across the Metro
Wind is the stress that shows on metal roofs here. Gusts near 60 mph in recent storms across Cobb County, Gwinnett County and Fulton County worked loose fasteners back and forth, and on exposed-fastener roofs that is how a slow drip starts at one screw line. After a strong wind event, the first things we check on a metal roof are the fasteners along the eaves and ridge, where uplift is strongest.
What drives the price
What a Metal Roof Repair Costs
Published Atlanta figures put most roof repairs at $320 to $1,009. Metal repairs are priced by how many fasteners, laps or panels need work.
Fastener count
A few screw lines versus the whole roof.
Laps and trim
Resealing and refastening joints.
Panel replacement
Rusted-through panels swapped to match.
Profile match
Older profiles can be harder to source.
Pitch and height
Steep or tall roofs need more setup.
Coating option
Treating widespread rust instead of replacing.
Questions we hear
Metal Roof Repair Questions
The rubber washers have dried and cracked, or the screws have loosened as the metal moved.
Caulk over a failed washer lasts a season. Replacing the fastener is the fix.
Surface rust can be treated and coated. Panels rusted through are replaced.
Yes: end laps, flashing, penetrations and opened seams.
If rust is widespread but the metal is solid, coating can be the better value.
Yes. Exposed-fastener shop and barn roofs are a common repair.
It depends on sun exposure and the fastener, but a check every several years catches them early.
