Roof Leak Repair in Atlanta, Found Where the Water Gets In

The stain on the ceiling is rarely under the hole. Water runs along rafters and decking before it drips, so finding the entry point is the job.

Roof leak repair in Atlanta typically costs $320 to $1,009 by published local figures, and the price depends less on the stain than on where the water actually enters. We trace it from the attic to the failed valley, boot, flashing or shingle, fix that point, and check the decking around it for rot.

Signs to watch for

Signs Your Roof Is Leaking

Brown rings on the ceiling

Water has soaked through from above.

Drips only in heavy rain

Wind-driven water finding a joint.

Damp attic insulation

A leak that has not reached the ceiling yet.

Peeling paint near the roofline

Water running inside the wall.

Musty smell upstairs

Wet wood or insulation somewhere above.

The job

Why the Stain Is Not Where the Leak Is

A leak has one entry point and many possible exits. Water hits the underlayment, runs down the slope, follows a rafter or a pipe, and drips where gravity finally wins, often several feet from where it got in.

We start in the attic during or right after rain when we can, following stains and wet wood uphill. On the roof, the suspect area is opened and checked rather than coated, because sealant over the wrong spot only moves the drip.

What the work covers

Ceiling Stain Leak Tracing

A brown ring on the ceiling tells you where the water stopped, not where it started. We follow it back through the attic: wet insulation, stained decking, drip marks on rafters and nail tips that have rusted. Most leaks trace uphill to a penetration, a valley or a wall joint. When the attic gives nothing away, a controlled hose test on one section of roof at a time finds it. You get photos of the entry point before we fix anything.

Valley Leak Repair

Valleys carry more water than any other part of the roof, and debris dams them. Leaks here come from cut shingles lifted at the valley edge, worn valley metal, nails driven too close to the center, or pine needles holding water against the shingle ends. We open the valley, replace the damaged underlayment with ice-and-water membrane, and rebuild it as a closed-cut or open metal valley to suit the roof. The valley is then cleared and the shingle ends sealed down.

Skylight and Chimney Leak Repair

Skylights and chimneys are boxes set into the roof, and every side needs its own flashing. Leaks show up on the uphill side, where debris sits, and along the step flashing on the sides. Caulk smeared on the joint is the usual earlier fix, and it fails within a season because sun breaks it down. We remove old sealant, reflash with step flashing, counter flashing and a back pan or cricket, and reshingle around it. Details are on our flashing repair and skylight pages.

Pipe Boot Leak Repair

A split rubber pipe boot is the single most common leak on a roof that is otherwise in good shape. Water runs down the plumbing vent and shows up in a bathroom ceiling or around a fixture. The fix is a new boot slid under the upper shingles, not caulk over the crack. We check every other boot and exhaust cap on the roof during the same visit, since they tend to age together. The full job is described on our pipe boot repair page.

Local conditions

Wind, Trees and Leaks Across the Atlanta Metro

Many Atlanta leaks start with wind or trees rather than old age. Gusts near 60 mph in recent storms across Gwinnett County and Fulton County broke the seal on loose tabs and let water track under the course, and tree fall is one of the main secondary causes of roof damage in the metro. Spring storms and the remnants of hurricanes drive most damage claims, so leak season here runs well past summer.

Timeline

How Long a Leak Repair Takes

Most leak repairs are finished in one visit once the entry point is found. Tracing takes longest when the leak only shows in wind-driven rain, because a controlled water test may be needed to reproduce it.

If the decking around the leak has gone soft, the repair grows to a section replacement, usually the same day. Interior drywall and paint come after the roof is dry and are a separate trade.

Entry point
