Flat Roof Repair in Atlanta for Leaking Porches and Additions
Most flat roof leaks are one failed seam, one blister or one joint against the wall. A good repair fixes that point and leaves the rest alone.

Flat roof repair in Atlanta usually means fixing one failed spot on a porch, addition or carport roof: an open seam, a blister, a clogged scupper or the joint where the roof meets the house wall. Published local figures put most roof repairs at $320 to $1,009, and we repair in the same membrane so the patch bonds.

The job
Where Flat Roofs Leak on Houses
On a house, the flat section is usually a porch, a rear addition, a carport or a dormer deck, and it almost always meets a shingled roof or a wall. That joint is where most leaks start, followed by seams and drains.
A repair makes sense when the membrane is sound apart from the failed spot. When it has blistered, shrunk or split across the whole roof, replacement is the honest answer, and we will show you why.

What the work covers
Membrane Seam and Blister Repair
Seams open when the adhesive or weld fails, and blisters form when moisture trapped under the membrane expands in summer heat. We cut out blistered areas, dry and prime the surface, and patch in the same material: a welded patch on TPO, a primed and taped patch on EPDM, a new ply on modified bitumen. Open seams are cleaned back to sound membrane and resealed the way the system was made to be joined, not with a bead of caulk.

Porch Roof Leak Repair
Porch roofs leak most often where they tie into the house. The membrane should turn up the wall behind the siding or under a counter flashing, and on many older porches it simply stops at the wall with sealant on top. We open the joint, run membrane up the wall at the right height, install proper flashing and reset the siding. Leaks at the outer edge usually trace to missing or loose edge metal, which gets replaced and sealed so wind cannot peel the membrane back from the edge.

Flat Roof Drain and Scupper Repair
Low-slope roofs depend on water reaching a drain, scupper or gutter. A clogged scupper or a sagging area near the drain leaves water standing, and standing water finds any weak seam under it. We clear and re-flash drains and scuppers, add a scupper where water has nowhere to go, and build up low spots so water moves again. If most of the roof ponds, the slope needs correcting as part of a larger job. We tell you which case you are in before any work starts.
Local conditions
Heavy Storms and Low-Slope Roofs
Forecasters logged 39 severe-weather days within 25 miles of Atlanta over the last twelve months, and the heavy, fast rain those storms bring is hardest on flat roofs. A porch or addition that drains slowly on an ordinary day backs up in a downpour, and water climbs past a weak wall joint or sits on an open seam. That is why storm-season leaks on Atlanta low-slope roofs so often show up inside along the wall where the porch meets the house.

Patching It Yourself Versus Calling Us
A tube of roof sealant is the usual first try on a flat roof. It rarely bonds to the membrane for long.
| Doing it yourself | Having us do it | |
|---|---|---|
| Material | Sealant from the hardware store | Patch in the same membrane |
| Surface prep | Wiped off | Dried, cleaned and primed |
| Wall joint | Caulked over | Membrane run up under flashing |
| Wet insulation | Left in place | Cut out and replaced |
