A metal roof installation in Atlanta runs $7 to $14 per square foot installed by published Georgia figures, and more for premium standing seam. We install standing seam on homes and exposed-fastener panels on garages and shops, always over a checked deck with high-temperature underlayment, and we flash every wall and chimney in matching metal.

The job

What Makes a Metal Roof Worth the Price

Metal sheds rain fast, shrugs off the pine debris that clogs shingle valleys, reflects summer sun and lasts far longer than asphalt. The catch is that it is unforgiving of sloppy work: panels move with heat, and trim and flashing details decide whether it stays dry.

So most of the job is detail. We check the deck, lay high-temperature underlayment, set clips or fasteners to the maker's spacing, and bend trim for every wall, valley and penetration instead of relying on sealant.

Standing Seam, Exposed Fastener or Shingles

Two metal systems cover nearly every job, and shingles are the baseline they get compared with. Our roof replacement page covers the shingle side.

What the work covers

Standing Seam Metal Roofing

Standing seam panels run from eave to ridge with raised seams that lock together above the water line, and the clips holding them down are hidden under the seam. Nothing penetrates the flat of the panel, so there are no exposed screws to back out. Panels expand and contract with heat, and floating clips let them move without tearing fasteners loose. It is the premium residential metal roof: clean lines, long life and the highest installed cost. We install it over solid decking and synthetic underlayment rated for high temperatures.

Exposed Fastener Metal Panels

Exposed-fastener panels, often called R-panel or corrugated, are screwed through the face with gasketed fasteners. They cost less than standing seam and install faster, which makes them common on garages, workshops, barns and porches. The tradeoff is upkeep: the rubber washers age in the sun and screws loosen as the metal moves, so the roof needs a fastener check every several years. We use the right screw length and spacing, set washers without crushing them, and seal every lap against wind-driven rain.

Metal Over Existing Shingles

Some metal systems can go over one layer of existing shingles, which saves tear-off cost and keeps debris off the property. It only makes sense when the deck underneath is sound, the shingles lie flat, and the house can carry the extra layer under code. We check the deck from the attic and walk the roof before offering it; soft spots or multiple layers mean a tear-off instead. When we do go over, a slip sheet or battens separate the metal from the old shingles.

First Replacements and Metal Pricing in Atlanta

Georgia's owner-occupied homes are among the newest in the country, so many Atlanta owners are facing their first full roof replacement, and that is usually when metal comes up. Labor weighs heavily in a metal quote here: roofing labor across metro Atlanta runs about $75 to $95 an hour, and standing seam asks for more crew time on trim and detailing than a shingle roof does, which widens the price gap.
