Roof Deck Repair in Atlanta When the Wood Underneath Gives Out

Shingles are only as good as the wood they are nailed to. When the decking goes soft, repairs above it stop holding and every new nail finds rot.

Roof decking repair in Atlanta means replacing plywood, OSB or old board sheathing that rotted under the shingles, usually from a leak that ran for months. Large-section and structural repairs run $3,000 to $7,000 or more by published local figures, so we map the rot from the attic before anyone cuts.

The job

How Roof Decking Rots Without a Ceiling Stain

Decking fails from water that got past the roofing and stayed. A cracked pipe boot, a failed valley or years of condensation in a poorly vented attic can each rot sheathing long before a ceiling shows a stain.

We find the edges of the rot from inside the attic before cutting, so the repair ends on solid wood over rafters. Then the cause gets fixed too: the leak itself, or the attic ventilation that let moisture sit.

Signs to watch for

Signs the Decking Under Your Shingles Has Failed

Soft or spongy areas

The roof gives underfoot or looks wavy from the street.

Sagging between rafters

Dips in the roof plane mean panels are bending.

Dark stains on the attic side

Water marks or black staining under the deck.

Nails that will not hold

Shingles reattached last year are loose again.

Daylight in the attic

Holes through the deck let light and water in.

What the work covers

Rotten Sheathing Replacement

We strip the shingles and underlayment over the damage, cut rotten sheathing back to the nearest rafters on solid wood, and fit new plywood or OSB of matching thickness so the roof plane stays flat. Rafter tops that are stained but sound are left alone; ones that crumble under a screwdriver are sistered before the new deck goes on. Panel clips go between edges where the rafter spacing calls for them. New underlayment laps under the surrounding felt, and the shingles are woven back in to match.

Soft Spot Repair

A soft spot you feel underfoot is usually a single delaminated panel or a panel edge with nothing under it. It shows up near chimneys and skylights, and along eaves where overflowing gutters have soaked the edge of the deck. We open the area and confirm whether the soft feel is rot or a sagging unsupported edge, then repair accordingly. A sagging edge can take blocking between rafters, while rot is always cut out. Leaving either one lets the next nail pull straight through.

Board Deck to Plywood Overlay

Houses from before the mid-1900s were typically sheathed with boards nailed across the rafters rather than plywood, with gaps between planks. Plank decks can carry shingles, but splits, gaps and a century of nail holes make modern shingle nailing unreliable. During a replacement or large repair we either replace failed boards or overlay the planks with plywood to give the new roof a continuous nailing surface. The overlay adds a little height at the edges, which we account for at the drip edge and flashing.

What drives the price

What Roof Deck Repair Costs

Published Atlanta figures put large-section and structural roof repairs at $3,000 to $7,000 or more. A sheet or two of decking costs far less, and the attic inspection tells us which one you have.

Area of rot

How many sheets or boards have to come out.

Rafter damage

Sistering rafters adds carpentry beyond the deck.

Roofing over the area

Shingles and underlayment removed and replaced on top.

Deck type

Plank decks may need an overlay instead of a spot repair.

Cause of the rot

Fixing the leak or ventilation is part of the job.

Access

Steep, high or tight slopes take more setup.

Local conditions

Old Intown Decks and Atlanta Rain

In West End, where most houses went up between 1870 and 1930, board decking under several generations of roofing is the norm, and we plan for overlay or plank replacement on those roofs from the first visit. Across Atlanta, above-average rainfall means a leak rarely stays small: water that gets past the shingles feeds the same spot every week, and hidden decking damage is one of the most common additions to a roofing scope here.
