Skylight Leak Repair and Replacement in Atlanta
Most leaking skylights are fine. It is the flashing around them that failed, and that is the part we fix first.

Skylight repair in Atlanta usually means reflashing, not a new skylight: published figures put flashing installation at $200 to $500, while a unit with failed glass seals or a cracked dome needs replacing. We find whether water comes around the frame or through the unit, then reflash, replace or remove it and close the opening.

The job
Frame Leak, Unit Failure or Condensation
Water that comes in around a skylight is almost always a flashing problem: debris piles on the uphill side, step flashing along the sides rusts or was never installed, or old caulk has let go. The unit itself can be perfectly sound.
Fog between the panes, cracked domes and condensation dripping down the well are different problems, pointing to replacement or ventilation rather than flashing. We tell you which you have before quoting.

Signs to watch for
Signs a Skylight Is Failing
Water on the sill or well
Leaks at the flashing show up below the frame.
Stains around the opening
Water getting past the curb.
Fog between the panes
The insulated seal has failed.
Cracked or cloudy dome
Plastic domes crack and yellow with age.
Debris piled uphill
Leaves dam water against the head flashing.
Your options
Reflash, Replace or Remove the Skylight
Three ways to stop a skylight leak, depending on what failed.
| Reflash | Replace | Remove and roof over | |
|---|---|---|---|
| When it fits | Sound unit, leaking flashing | Failed glass, rot or cracked dome | You no longer want it |
| Flashing | New kit | New kit | None needed |
| Daylight | Kept | Kept, often improved | Lost |
| Interior work | Usually none | Sometimes trim | Drywall to finish |
What the work covers
Leaking Skylight Reflash
Reflashing means removing the shingles around the skylight, pulling out the old flashing and caulk, and installing a proper kit: a head flashing or cricket on the uphill side, step flashing woven into each course along the sides, and a sill flashing at the bottom. Ice-and-water membrane wraps the curb first. The shingles are then relaid and sealed. When the unit is sound, this ends the leak and costs far less than a new skylight, and it keeps the glass you already paid for.

Skylight Replacement
A skylight with a fogged insulated unit, cracked glass or a rotting frame should be replaced rather than reflashed. We remove the old unit and flashing, check the curb and framing for rot, and install a new skylight in the same opening where the size allows, with new flashing and membrane around it. Venting models can replace fixed ones where a room needs airflow. Replacing skylights during a roof replacement is the cheapest timing, because the flashing work is already open.

Skylight Removal and Roof-Over
Some skylights are not worth keeping: a leaky dome over a room that overheats, or a unit where the ceiling well keeps staining. We remove the skylight, frame and deck over the opening, underlay and shingle it to match, and leave the ceiling side ready for drywall. From the street the roof reads as one continuous surface, and the leak point is gone for good. The framing is sized to the rafters, so the patch stays flat. Interior drywall finishing is a separate trade.

Local conditions
Older Atlanta Houses and Their Skylights
Plenty of Atlanta houses date from the 1970s and 1980s; even after a decade of new building, the city's median build year only reached 1987. Skylights from that era were often acrylic domes, and after decades of sun they crack, cloud or leak at the curb. On those houses we usually recommend replacing or removing the unit over another round of sealant.

Questions we hear
Skylight Questions
Usually the uphill flashing. Heavy rain and debris push water past a worn head flashing.
Often. If the glass and frame are sound, reflashing stops most leaks.
Condensation. Warm, humid air meets cold glass and drips down the well.
If they are old, yes. The flashing is already open, so it is the cheapest time.
Yes. We frame and deck the opening and shingle it to match; drywall inside is separate.
Yes, where a small daylight tube suits a hallway or bathroom better than a full unit.
It may slow a leak for a season, but sun breaks it down. Proper step flashing is the fix.
